Railings and stairs
Railings, stairs and lattice add edges and surfaces that take more time to prepare and finish.
Two coats or one
Grey or faded wood usually takes two coats. A sound finish may need only one.
Access
Height, tight spaces and obstacles can affect the setup and time needed.
Finish
Transparent and semi-transparent finishes price the same. Two-tone, with railings in a second colour, adds hand work.

Is the price range a firm quote?
No. The range comes from the size and condition you describe online. At the free on-site visit we check the wood, the old finish and the access, and the firm quote comes from that.
Why does a peeling deck cost more?
Stripping or sanding off the loose finish takes time, and new stain will not hold until it is gone. That is the strip-and-stain column in the table.
